An Urban Spine and Courtyards

In China, retail architecture is growing at a rapid speed and scale, resulting in truly gargantuan internalized malls. Shopping experience is getting away from street life, open space, and community. In this project, we explore the hybrid quality of mall and street typology. We balance the program scale with the diversity of open spaces, plazas, courtyards and streets.  The project consists of 3 office towers, a retail podium and car-parking spaces with total floor area of 150,000 sq.m. The program scale calls for maximizing the number of small retail shops within the project’s perimeter.. The topographical level differences offer the potential of multiple entries from different street levels. To respond to this opportunity, we propose a ‘diagonal urban spine’ to capture the pedestrian flow from each level. Along both sides of the spine, the open street network is extended into the thematic retail courtyards that offer maximum shop-fronts to fulfill the diversity of shop mix and sales flexibility. Through this three dimensional streetscape, we re-create a dialogue between retail and city life.
